About the Job
Distinguishing Features of the Class: This is a supervisory maintenance position involving the responsibility for the efficient operation and upkeep of an educational or nursing facility. Under the supervision of the Administrator, Superintendent of Buildings & Grounds, Director of Facilities and Operations, Supervisor of Buildings & Grounds, or a higher level supervisor, the incumbent performs and oversees all mechanical tasks in connection with the repair and maintenance of equipment and grounds of the facility. All maintenance workers, custodians, laborers and cleaners are under his jurisdiction with spot checks frequently to be certain that all assigned work has been satisfactorily completed. Does related work as required.
Typical Work Activities:

Schedules and performs semi-skilled work in carpentry, electrical, painting, masonry, plumbing and landscaping;

Oversees the repairs of windows, doors, floors, walls and other parts of the buildings;

Performs preventative maintenance on boilers, pumps, motors, heaters, pip lines, valves and fans;

Oversees all groundskeeping activities including snow removal;

Assists in the installation and maintenance of a wide variety of electrical fixtures and equipment;

Schedules necessary painting and refinishing of wood, metal and other surfaces;

Keeps records and makes reports of buildings maintenance and all repair work in progress and completed;

Serves as Chairman of the Fire Safety Committee, conducts monthly fire drills and semi-annual disaster drills.

Full Performance Knowledge, Sills, Abilities, and Personal Characteristics:
Thorough knowledge of practices, tools and materials used in the repair and maintenance of buildings; thorough knowledge of all safety precautions used in this work; thorough knowledge of plumbing, carpentry, electrical, and groundskeeping practices; skill in use of tools and machines necessary for repair and maintenance; ability to plan and supervise the work of subordinates; ability to understand and follow oral and written direction; mechanical aptitude and good judgement; physical condition commensurate with the demands of the position.
Minimum Qualifications:
Graduation from high school or possession of a high school equivalency diploma and at least two (2) years of training and experience in one or more of the mechanical or construction trades.
